Many insurance companies have had a large number of weather-related claims in the past few years.  Because of this, companies are looking at claims histories and applying surcharges on insured property with claims.  Since water damage is a common source of homeowners policy claims, we thought we would share some information on how to reduce water losses in your home.

Water damage can occur from many different causes anywhere in your home. Damage can be extensive and expensive to repair. Routine maintenance can help to prevent many costly losses:

 • Check visible plumbing for rust and/or cracks
 • Insulate exposed water lines to prevent freezing during colder temperatures

 • Roto-snake your homes main sewer line once a year to free it up from roots and grease accumulation

 • Know where the main water shut-off is located in the event the water supply needs to quickly be turned off

 • Inspect washing machine hoses for cracking and deterioration

 • Consider installing either an Active or Passive Leak Detention system

 • If your refrigerator has an icemaker, make sure the hose is securely connected to the water supply line

 • Replace deteriorated caulk around sinks, showers and bathtubs

 • Check under sinks for leaks from water supply lines or drainpipes

 • Most water heaters last 8 – 12 years. Periodically check for wet spots on the floor or rusting of the tank

 • Periodically test sump pumps and make sure battery operated backups have functional batteries

 • Also, now would be a good time to check you policy and see if you have high enough water backup limits on your policy, especially if you  have a finished lower level or basement.

By taking these steps now, you can save significant cost in the long run!
